01 WHO WE ARE

The shortage in appropriately priced housing in the UK is well documented. There’s huge scope to contribute much needed new homes to the current UK stock, especially here in the southeast where councils have unprecedented housing waiting lists. In many key cities, in popular areas, even the private rentals that are available, are vastly oversubscribed. 

With the founder an already established ‘Interior Designer’ and business owner Cedar Rise boasts the rare USP…. 

In terms of immediate environment Cedar Rise works with the current street scene to ensure complementary newness, not incongruity. Sympathetic interpretations of local architecture and trends will be reflected inside and outside our developments. Preferences of local planning offices will be considered and specifics around the ‘local plan’ will be respected.

02 OUR STORY

Hilary and Clive Spanswick participated so compendiously in self-building their ambitious, grand design-esk, new home they decided to do it again, this time commercially.  Transitioning into ‘Property’ from senior roles in alternative but related sectors they bring an abundance of appropriate skills and experience, capability, and drive.

With a giant hole in the ground where previously our home had stood, we had to overcome seemingly endless adversity over the following eighteen-month program.  Our capacity and resource were tested in unprecedented measure. Despite extraordinary circumstances we managed to build that dream home which continues to delight and overdeliver in equal measures.”—

DESIGN

Function and form.  Or is it form and function? Fashion designers are ever present in Hilary’s career. In addition to this she is now qualified in interior design. Her love affair with all things house and home began as soon as their first project was ‘out of the ground’. Extensive research and learning followed by value added networking enabled her to add significant value to the project by competitive buying. She procured approximately 80% of all interior items from staircase to windows, hardware to kitchens. Tactile Interiors uk is her sister business which is leveraged in property deals ensuring a Cedar Rise USP of interior designed and finished homes every time. 

04 ANTICIPATED DEVELOPMENTS

Cedar Rise plans to complement existing urbanisation by adding safe and pleasant new developments to established residential settlements. In addition to these Cedar Rise will actively seek less obvious, but ‘up and coming’ neighbourhoods to develop, and to develop in.  

The sweet spot is small scale conversions from light industrial and office buildings into residential using permitted development rights in North London, Middlesex, Herts and Bucks. 

Opportunities for larger, higher spec individual projects, bespoke or prospected are also sought in the same areas.

Reform Refunction, Refresh 

Construction in the UK is the industry producing the most waste. In 2018 of the 222 million tonnes of UK waste produced, 138 tonnes of that was construction, demolition and excavation waste (62%). By repurposing unloved, light industrial and office buildings into homes, in addition to the primary objective of supplying beautiful homes, we are proud to have minimised the impact on the environment in doing so.

Cedar Rise works across a full range of financing options from self funding, commercial lending and investment from private lenders.
